Buying one abroad is an even\nbigger undertaking as it involves navigating a foreign legal and financial\nterrain. It is normal to feel daunted by the task, but like anything in life,\nthe better prepared you are going into it, the more likely you are to make a\nsuccess of it. That being the case, Sonneil has compiled a list of important\nthings to consider when buying a house in Spain.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Location, location, location<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A house gains in value if it is\nlocated in an area with <a href=\"https:\/\/www.sonneil.com\/blog\/en\/moving-to-spain-with-kids\/\">high\nquality schools<\/a> and with good communication and transportation routes to the main\nurban centers, so be sure to ask about these local amenities. It\u2019s a good idea\nto ask about future development plans pending approval as these may affect the\nhouse or its surroundings, and find out as much as you can about how much other\nproperties in the area have sold for recently. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Viewing the property<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">When visiting the your prospective\nproperty purchase take note of things like the orientation of the house,\nventilation of the bathrooms and kitchen, the state of the electrical\ninstallation, the arrangement of partitions and doors and the ambient noise\nlevels outside. Take photos and write down your observations in a notebook to\nbetter remember the property after you leave. Ask the seller about the\nbuilding\u2019s energy efficiency rating. Choosing a home with an A rating in terms\nof its energy efficiency means an estimated saving of 89% compared to an F\nrating, thus allowing you to save money while you save the planet.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>The purchasing process<\/strong><\/h2>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>The deposit agreement<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Once you\u2019ve chosen your new home\nand are ready to start the process of buying it, then the legal and financial\nconsiderations come to the fore. This starts with the signing of the deposit\nagreement. The deposit is usually around 10% of the cost of the house. Once the\nagreement is signed you take on the rights and responsibilities of a buyer. If\nyou later decide not to go through with the transaction, you will lose this\ndeposit but if the seller cancels the sale, they will have to return the\ndeposit to you.<\/p>\n\n\n\n\n\n<h3 class=\"wp-block-heading\"><strong>The title deed<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Next is the signing of the title\ndeed. This part of the buying process must be done in front of a notary with\nboth the buyer and seller present. The deed must contain a description of the\nproperty as well as explaining any mortgages or charges on the house, the final\nsale price agreed and how it will be paid, plus the taxes and expenses related\nto the sale. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Taxes and other charges<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The main taxes to be paid are the\nproperty transfer tax (&#8220;Impuesto de Transmisiones Patrimoniales&#8221; or\nITP) and VAT. Other expenses include notary costs, the payment to add your name\nto the property register and any costs related to the mortgage.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the end, the total taxes,\ncharges and expenses represent around 8% to 13% of the purchase price,\ndepending on the autonomous community (Spanish region) in which you are buying.\n<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you have reached this far in the\nprocess, then congratulations, you are the proud owner of your own <a href=\"https:\/\/www.sonneil.com\/en\/current-developments\">Spanish property<\/a>! &nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Buying a property is the biggest investment most people will make in their lives.
